Two types of country living are on offer to people who want a life in the country - with very contrasting price tags.

Up for sale at a cool £2.75m is Todbridge Farm, at Great Whittington, near Corbridge.

Described as a “well situated property with excellent access from the Tyne Valley yet positioned in a peaceful setting in open countryside”, the farm’s lofty pricetag gets the buyer not just a family home but also four detached cottages, 339 acres of farmland and a 12-acre wood.

Being put up for sale at a time when farmland is seeing record price rises, the main house at Todridge Farm is described as “an attractive and spacious family house which has been extended over time to offer substantial accommodation”.

It has six bedrooms, three bathrooms, three south-facing reception rooms and kitchen, pantry and utility area. Despite the price tag, the house requires modernisation and redecoration. It also has private, south-facing gardens and a fruit orchard, plus kennels and a stone-based greenhouse.

But for those who might find that asking price a little out of reach, £80,000 would buy you a barn two-and-a-half miles from the remote Kielder village which needs to be converted for anyone can move in.

Deadwater Barn is only 70 meters from the English/Scottish close to the point where the River Tyne has its source.

Coming with three acres of land and planning permission to be converted into a two-bedroomed cottage, the barn is described by agents as “the type of property so many people dream of, but can never find.”

Tim Sedgewick, of estate agents H&H Land and Property, added: “Property such as this in need of full conversion in one of the most unspoilt parts of the UK, really does provide someone with a once in a lifetime opportunity and the ultimate getaway-from-it-all escape.

“The views are panoramic in all directions, and that includes upwards as the night sky is likely to be the clearest you will get anywhere - Kielder observatory nearby testifies to this. Wild border country predominates, but the appeal of the Scotland and the village of Kielder with its local services are both within walking distance.”

Deadwater Barn is to be sold as a whole by private treaty and is offered for sale freehold with vacant possession on completion. Viewings can be arranged by ringing H&H Land and Property on 0191 370 8530.

Todbridge Farm is being sold by Savills in York by private treaty as a whole or in lots. For more details telephone 01904 617800.
