New England House in Ridley Place has been refurbished in a programme delivered by La Salle Investment Management.

The building, with available office space totalling 8,219 sq ft on two floors above ground-floor retail accommodation, occupies a pivotal location close to the north end of Northumberland Street, the Haymarket Metro station and nearby universities.

Chris Pearson, partner, Gavin Black & Partners, advisers to La Salle, says the timing reflects a buoyant market for office lettings in the 5,000 sq ft level or below.

“Evidence shows that small offices are in demand and with suites available of 2,619 sq ft and 2,800 sq ft at New England House I am confident that we will benefit from this trend in the market,” says he said.

“The fully refurbished space is on the market at £10.95 per sq ft, good value for a central and accessible building.”

Prior to refurbishment work, Mental Health Concern recently secured a two-year lease on part of the third floor. The terms are confidential.
