MORE than £18m will be invested at Team Valley during the next 12 months.

At more than 7 million sqft, the Valley is estimated to be home to 24,000 employees and 740 businesses and is still the largest industrial estate in the UK in single freehold ownership.

UK Land Estates is adding to the growth of Team Valley through its commercial development programme.

It is undertaking £18.3m of development which will create 241,916sqft of business space and more than 600 jobs.

The former Dunlop and Jockey warehouses are being demolished, bringing a new lease of life to the huge dilapidated factories. Dunlop, or Queens Court as it will be known, will initially offer six hybrid units of 3,300sqft and four large industrial units from 14,673sqft up to 29,346sqft.

Phase II of development will provide another four hybrid units offering half office and half workshop/storage space.

It is expected that work will be completed on this £7.5m development, designed by TTH Architects, late in 2008 and will create 400 jobs.

The former Jockey factory is being redeveloped to provide a high quality industrial warehouse, alongside a modern trade park. The site, which has been vacant since Jockey ceased manufacturing in 2004, will provide nine trade park units totalling 24,000sqft and a 20,000sqft industrial unit.

Buildings for Business, the partnership company between UK Land Estates and One NorthEast is also developing the former Rolls Royce factory to create a £5.5m Skills Academy for Gateshead College.

Funded by the Learning and Skills Council (LSC) and One NorthEast, the campus will cater for more than 1,500 students when it opens next spring.

UK Land Estates is managing the 45,000sqft project on behalf of Gateshead College to ensure the fantastic facilities are completed to the highest specification.

Students at the campus will benefit from 3,000sqm (32,292sqft) of workshop space, classrooms, a learning and resource centre where they can use computers and text books, and a cafe.

With the immense success of Maingate at the northern entrance to Team Valley, UK Land Estates is looking into the possibility of another gateway development next to the scheme.

The facilities Team Valley has to offer are second to none, with Retail World at one end, convenience retailers and banks in the centre and Maingate at the northern end, offering staff and visitors a multitude of services to choose from. Next to the A1, the Valley is also only a few minutes’ drive from Newcastle city centre and the MetroCentre.

The continued success of Team Valley as the region’s premier business park is its rich mix of employment uses and high quality services, normally associated with a city centre.

UK Land Estates has a variety of stock ready for immediate occupation, ranging from a 34,359sqft modern, refurbished office in Queensway to small office suites of 320sqft within Earls House.

Industrial units are also available ranging from 1,712sqft to 29,282sqft.

Seventy-five years on, the future is still bright for Team Valley.
