An experienced North East GP has opened his own practice and created three full-time jobs following a property deal supported by Gordon Brown Law Firm.

Dr Indranil Sen, an NHS GP with 12 years experience, has developed a former office block in Washington into an alternative therapy centre called Metaphysic Clinic.

With the help of Gordon Brown, Dr Sen secured a lease on the property before Silverstone Building Consultancy were appointed to project manage the transformation of the former offices into a bespoke clinic.

The £50,000 conversion, which follows a feasibility study carried out by Silverstone, will include the installation of a waiting area and four therapy rooms.

Metaphysics Clinic will support three full-time staff initially, with further self-employed therapist roles expected in the near future.

Gordon Brown, head of commercial property at the firm, said: “Dr Sen approached us after a property came onto the market in an ideal location for him to establish his practice. It was based in Washington, and no other competitors in the surrounding areas had been identified, making it a prime spot to set up business.

“We undertook full due diligence to ensure the client went into the transaction with his eyes open. Dr Sen was a great client to work with; he listened, took on board the advice we offered, and as a result acknowledged the risk factors in his plan.

“In committing to the lease he was fully aware of its implications for the project at hand. We wish Dr Sen and his family every success in the venture, and for the future.”

Phillip Bone, building surveyor at Silverstone added: “We have worked closely with Dr Sen to provide cost and feasibility advice on the refurbishment of his new premises, which has been fundamental in finding the best solution to fulfil his business needs. We are currently on site project managing the contractors to ensure the programme of works is finished in a cost effective and timely manner.”

Dr Sen added: “For the legal side of matters, Gordon Brown Law Firm was the obvious choice, based on their reputation as experts in the region known for their attention to detail and professional service.

“I can’t thank them enough for their consistent support and friendly manner throughout. We are also grateful to Silverstone for their expert advice which enabled us to understand how the property could work for us.

“With my wife, who is a fellow director, I look forward to proving the centre as a viable business. We expect it will take time to establish, however we are confident that word of mouth will help spread news of this essential and valuable service, which is unique to the area.”
